Many Romanians show interest in high-class real estate

The number of potential customers on the high-class real estate segment is quite significant in Romania, with investors looking to buy buildings at good prices, so as to capitalize them on a long term, reads a release of the real estate company Eurometropola.
'The luxury segment has its own customers. It is true that, in the current context, any price can be negotiated. Nevertheless, in the case of such apartments on the high-class segment, which are wonderfully located, have large surfaces and quality finishing, discounts are quite moderated. The value of such a luxury home, even with the discount, still remains high,' Eurometropola experts say.
According to them, the best way to capitalize a dwelling is to rent it, in order to have it generate cash flow, in the context the rents resist best to the instability on the real estate market. Investor who know the market look for apartments located in new buildings, downtown or in the northern area of the Romanian capital.
'The high-class is interested mostly in dwellings built after 2000, with the price to include parking space too. Thus, such customers are interested mainly in buildings located close to the Herastrau park or in other trendy areas of the Romanian capital. With regards to the prices, customers mostly prefer dwellings worth between 250,000 and 400,000 euros. For instance, a 4-room apartment in the northern area of the Romanian capital, finished in 2006, currently costs 360,000 euros. Such a dwelling, located in an attractive area, equipped with all necessary home appliances and benefiting from quality finishing, can be rented for 3,000 euros per month. The profitability calculations shows that the future buyer will recover its investment in 10 years, which is a good figure for Europe,' experts from Eurometropla said.
