EUR 40 ml for building conversion into new Sanador hospital

The Sanador Medical Center has rented a 15,000 sqm building from Castrum Corporation with a view to opening here a general hospital in an investment worth 40 million euros, informs a release of real estate company DTZ Echinox.

The 120-bed hospital will open in September 2010.

Out of the 15,000 sqm of the building rented in Bucharest, 11,735 sqm are lettable area divided between A wing (3,121 sqm) and B wing (8,614 sqm). The project also has three below-ground levels, with 200 parking lots.

'This deal is important not only through its size, as it is the largest in the past year, but also through the positive message it sends to the market. Proof is once again provided that the private sector has adjusted its activity to the new economic conditions and is ready to get into action and grow further,' said Mihnea Serbanescu, DTZ Echinox managing director.

According to DTZ Echinox agents, an aggregate office space of about 245,000 sqm lettable area is expected to be handed over in Bucharest this year. The main office buildings with delivery deadline this year are Platinum Business and Convention Center - 55,000 sqm lettable area; GLA Avrig Business Center - 29,650 sqm lettable area; Swan Office Park (Phase 1) - 21.695 sqm lettable area; GLA, Lakeview - 19.700 sqm lettable area; GLA Nusco Tower - 17.000 sqm lettable area.

For the first quarter of 2010, DTZ Echinox estimations are of 281,000 sqm lettable area of available office space, which takes the average vacancy rate to 18 pct.
