Industry, offices and retail, engines of real estate sector in 2011

The high demand for manufacturing facilities, registered earlier this year, shows that many investors have realized that now is the best time to position themselves on the market in Romania, securing their interest zone, said on Monday Razvan Iorgu, managing director of CB Richard Ellis Romania, on the occasion of a specialized conference.
'As for the industrial sector, most transactions are to be recorded on the automotive segment, with focus on the South and West areas. As regards the steel segment, in 2011 we will see some interesting transactions, many investors being set to start developments, especially under a joint-venture system. The most required remain Class A venues, especially in Bucharest, but there is also demand for Class B, in Brasov, Timisoara, Oradea ', said Marian Orzu, manager of the Industrial Department.
After a first quarter in which CB Richard Ellis Romania has evaluated over 600,000 square meters on all real estate segments (offices, retail, industrial and logistics, mixed development and residential), with an estimated total value of over one billion euros, the management team of the company believes that the real estate market in Romania is to settle down in 2011, with significant increases in investments.
Thus, the offices department traded in the first quarter, more than 22,000 sqm, the total amount of transactions representing approximately 8.77 million euros. Regarding the retail transactions in Q1 2011, they total 12.3 million euros, the company obtaining three exclusive contracts, representing almost 150,000 sqm, in Craiova, Constanta and Brasov - Adora Mall, Corall Constanta and Cora Brasov.
In the hotel sector, the company grants at the moment consultancy for a top class hotel - 150 rooms development, in Bucharest, being also involved in a market and feasibility study for a budget hotel - 114 rooms, in downtown Bucharest. According to Agerpres, an interesting development is expected in the investment sector in medical centers, especially in Cluj, Timisoara, Iasi.
