Factory outlets migrate to motorways

Factory outlet trade is currently developing in Romania, now migrating to the motorways.
Monica Barbu, manager with the Retail Division Colliers International says that in Romania, with so many announcements made in the latest interval for new such shopping centres like the malls, the outlet retail concept has already been long-awaited.
There have been announced investments in three such shopping centres, all of them to be located in the western side of Bucharest, more precisely in the A1 motorway area. The locating of such outlets close to the motorway is no matter or chance. A1 became in the latest few years the centre of the investors in logistic and industrial places, with this representing sufficient reason for the developers wanting to open new business in the distributions and factory outlets fields.
The three projects of outlet centers are Mega Designer Outlets, initiated by The Mega Company, American Outlets - project of those from American Outlets Overseas and Fashion House, a centre built by the Belgians from the Liebrecht & wooD.
With the three centres, Romania joins the European wave of new expansions in the factory outlet sector. In Europe, the same as in Romania, this type of commerce is located outside cities, where the price of the plots of land is smaller compared with the prices inside the city and where such large factory outlets would not affect traditional commerce. At the same time, an outlet must benefit from access to the motorway or to such main roads, otherwise risking to be avoided by customers or tourists.
The last company entered on the domestic factory outlet market is Mega Company. The company have been operating on the Romanian market for 17 years, being specialized in building such large commercial and industrial projects. Mega Company already holds 164,000 sq m of shopping and industrial spaces delivered on the market, most of them operated by a developer.
The outlet type of shopping center the company wants to build will be named Mega Designer Outlets. The project will need an investment worth 80 million euros and is to be developed in two stages. The first stage will be completed this autumn and is to bring on the market some 16,000 sq m of a total of 38,600 sq m.
Another outlet center project was announced last year by American Outlets Ovserseas SRL. The project is to be located at the 21st kilometer on the Bucharest-Pitesti motorway and is to include between 55 and 75 stores. The total investment is to reach some 30 million euros.
The most advanced factory outlet project is that developed by the Belgian company Liebrech & wooD. Late last year, the company started construction works at the West Park, to be one of the largest commercial parks in Bucharest.
