Profitable refuge for real estate investments

Real estate market continues this year to be a preferred investors' target due to fast profits and an ever-increasing value of this type of properties.
The majority of players on the market agree that land and dwellings represent the best business opportunities.
Out of cities land, once it is introduced in the in city category, offer serious opportunities, especially for industrial and logistics projects. In big localities, this land can become the target of residential developers.
In city plots of land further generate profits. Even though there is harder to find out larger surfaces, they can offer extremely high profits or the opportunity of forging partnerships with solid developers for the launching of residential projects.
Another winning variant is represented by the merge of big land surfaces mainly destined to residential and industrial developments.
Even though apartments are extremely interesting both for final beneficiaries and for investors, not all projects have success, the lack of money, as well as more exigent clients, making sales difficult. So that the speculators must carefully examine where they put their money in.
Apartments, especially the two-room ones, can bring profit from resale and rent. Located in the downtown zone or close to it they can be even more secure and profitable investments than land.
Villas too, even hard to be resold due to big values involved, in case the location is good can be easily rented for top money.
Anda Marian, residential manager with Coldwell Banker Affiliates Co. of Romania, says that the best opportunities are offered by 'apartments in new projects, destined to medium income people or medium to high income (they can be easily resold) and located in accessible zones (easy to rent)'.
Johan Rogiers, country manager of Liebrecht & Wood developer, says that 'inspiration is decisive and sale of residential properties in Bucharest and acquisition of others in the province can generate profit. Rogiers also says that in the province the market is more immature than in the Capital and, therefore, profits obtained just from successive sales are higher and the acquisition prices are much lower.
