ARIS : Industrial parks are full

The 41 industrial parks currently existing in Romania cover together 1,500 hectares, with the Romanian Agency for Foreign Investments (ARIS) saying there might be need for this total area to be extended by 50 percent, so that the available plots of land increase from the average 36 ha now to approx. 50 ha.
In many places, the areas available in the industrial parks were completely covered. In Craiova (southern Romania) for instance, immediately after Ford acquired Automobile Craiova plant, requests were received from more than 60 companies wanting together 100 ha of land. The managers of the industrial park, currently covering only 12 ha, want to extend the area by 94 ha.
In some cases, even if the occupation rate did not reach 100 percent yet, the plots of land which remained available would not succeed in attracting large investors. 'Last year already, in the Zona Industriala Vest industrial park based in Sibiu (central Romania), where investors took some 150 ha until now, there have remained available another seven plots of land. Among these, two were already sold. Nevertheless, the five plots of land which remained, covering together 3,5 ha, are to be put up for sale most probably in the second half of 2008,' according to a representative of Sibiu city.
In Satu Mare (northern Romania), there is still available a plot of land covering 4 ha, from the total of 70 ha of the industrial park, with two investors having already shown interested in acquiring it, according to the city mayor.
Private developers noticed the crisis of such spaces and understood that acquiring agricultural plots of land and transforming them into land located in the city area and also connecting them to utilities might be achieved with lower costs than those needed to buy a factory in the city or close to it.
Thus, Austrian investment fund Immoeast is to make ten such projects in ten Romanian cities, in which to invest 300 million euros, with the Americans from GE Real Estate also to inject 175 million euros to build seven industrial parks. Both investments are to be carried out in partnership with powerful developers.
In the same way, the Italians from Cefin RE, in a partnership with the British-Australian Valad investment fund, are to build several industrial parks in which to invest some 500 million euros.
