Anchor Grup to transfer Bucharest Mall and Plaza Romania to newly established companies

Real estate development Anchor Grup, which administrates commercial centers Bucharest Mall and Plaza Romania from Bucharest, will transfer to newly established companies the two malls, whose plots of land and constructions were assessed at some 170 million euros (565 million lei).

According to the report, Plaza Romania has an accounting value of 93 million euros (313.8 million lei) and Bucharest Mall has an accounting value of 75 million euros (251.2 million lei) calculated the exchange rate of the national Bank of Romania at the date the value was established (namely 3.3 lei for one euro). The market value of commercial centers is double compared to the assessment made by Anchor, allowing for the average yield on the market of 7 percent, according to consultants. Under these circumstances, the market value of the Plaza Romania mall amounts to some 180 million euros (with a rentable area of 41,000 square metres), whereas the value of Bucharest Mall reaches 160 million euros (with a rentable area of 36,000 square metres). The assets transfer of the two commercial centers will be made through the partial dividing of Anchor Grup, which will entail the split of a part of the company's patrimony to three newly established companies, reads the split project carried by the Official Gazette.
