Atisreal: EUR 1 bln of property transactions in Romania in H1

Property transactions in Romania in H1 totalled EUR 912 M, of which only EUR 605 M in Bucharest, according to a survey conducted by real estate consultancy Atisreal. Last year and in the first semester of 2008, nearly half of all transactions were in the retail segment (46 per cent), followed by the office space (24 per cent) and by the mixed segment (17 per cent).
According to Atisreal, new trends have become manifest on the Romanian real estate market lately, because of the steep fall of yields. ‘The maturation of the market has attracted new low-risk investment funds, while the opportunity funds took advantage of the lower yields to sell their initial investment,’ reads a company press release.
The analysts believe that the number and value of the property deals in Romania will remain at high levels thanks to fostering market conditions and to the large number of proposed developments in all segments. However, although Romania continues to be seen as an attractive market, finance providers are becoming more cautious in terms of real estate developments and transactions.
The real estate investment market in Bucharest remains attractive to international investors, being less affected by the US mortgage crisis because it has a low occupancy rate, consistent demand, stable rents and the potential to grow.
