The prices of the new dwellings stop to fall

The prices of the new flats and houses will stop to fall, except for the "trap" offers for such dwellings, the National Real Estate Union (UNIM), Gabriel Sorin Zamfir told yesterday a press conference, Agerpres informs. "The prices of the new dwellings, calculated correctly by the investors who know how to establish the funding costs, will stop to fall. But, the prices may fall for the "trap" offers, namely the dwellings which are not good quality or that the client may not receive after he paid for them. The latter may represent around 15-20 per cent of the total real estate market. The fall of these prices will not influence the prices of the serious developers, and the lower prices of the old flats will not do it either, explained Gabriel Zamfir.
UNIM representative considers that the real estate industry has a high development potential that it will turn to account at high prices. On another hand, the representatives of the businessmen from Romania have recently said that the real estate market and the related domains will be affected by the international financial crisis. "After the fall of the prices of the old flats, the real estate market is confronted with a new problem - the luxury flats are not sold as well any longer. The demand for flats located at the periphery will also drop. Subject to the location, the price of the respective flat will fall," said the president of the Association of the Businessmen from Romania, Florin Pogonaru.
Presently, according to the declarations of Florin Pogonaru, there are real estate developers who have offered a funding of 20 per cent and who try to obtain refunding from banks. "The constructions, the internal improvements and the remaining domains related to the real estate market will be affected by the financial crisis. The turnover of the companies from the domains related to the real estate market has already dropped," Monica Tatoiu, an AOAR member said. The Parliament Palace will host, during September 25-28, the International Condominium Fair, where 20,000 new flats will be presented, with prices between EUR 780 and EUR 3,000 per sq m.
